The structure features a mix of lower-level retail space, mid-level office space and high-end, upper-level loft apartments. Careful planning was required to build around the existing trees and landscape.

This project involved the new construction of 36,520 feet of pre-engineered structural steel buildings and a 6,399-square-foot wood-frame stucco-clad building.

The maintenance facility has below-grade pits for servicing the trucks, complete with fume exhaust systems, compressed air and grease lines. The transfer station serves the recycling operation. The administration building houses executive, administrative and clerical staff.

Harrison Construction negotiated a contract to construct this 24,000-square-foot concrete tilt-up building with tenant improvements and site development.

The innovative HVAC system incorporates thermal mass of concrete building, radiant heating and cooling slab, water source heat pumps, evaporative cooler, cooling tower and boiler to significantly reduce operating expenses.

Trellises along the building soften and shade windows from direct sunlight. Generous use of skylights maximizes the use of natural light, providing the interior space with a bright and airy atmosphere.
